Kayedem were initially appointed to carry out the intrusive surveys of the former French Connection unit which was ear marked as the potential location for the Ivy Asia due to it being next door to the Ivy Brasserie.
Following the intrusive surveys, The Ivy took possession of the former French Connection site and Kayedem were awarded the enabling package.
The first phase was to fully strip the former retail unit back to shell works included all floor finishes, plaster board partitions, M&E, ceiling finishes and the removal of the former access staircases.
Kayedem were then appointed to carry out the structural package, which included the formation of large apertures to allow access between the newly proposed restaurant and the former Ivy brasserie. The brief was to ensure the existing restaurant was to remain open with limited disruption whilst creating the structural openings from the neighbouring property which would link the buildings together.
To meet the brief a temporary stud wall was constructed 1m away from the divisional wall which was to be demolished within the restaurant on both the ground floor and first floor with signature IVY wallpaper finishes, timber panelling, art work and feature lighting. Within the 1m gap between the temporary wall, sound insulation was installed along with water tanking to ensure no slurry or dust would enter the restaurant.
Within the proposed IVY Asia, Kayedem formed the large structural openings mainly out of the restaurants opening hours to mitigate noise and disruption. The divisional walls within the Grade II listed Victoria Quarter which houses the Ivy, were 400mm thick mass masonry, to create a clean straight cut at such depth Kayedem utilised specialist 3 phase Track sawing equipment. To support the wall during demolition and prior to the installation of heavy-duty steel lintels, Kayedem installed a reverse needle Mass 10 propping system.
Due to the length of the openings, Heavy Duty 305 x 184 steel lintels were specified by the structural engineer, due to the sheer weight and size of the steels, Kayedem had no option but to use a mobile craned to lift the steels into the site.
Other items of work that were carried out was the excavation of circa 100m of trenches to enable the drainage to be installed within the basement area, excavations within the basement for the lift shafts and all vertical column structural steels and the installation of a structural slab within the basement area along with all shuttering, expansion joints and testing.
